CREDITAS Nemovitostní I is entering a new segment

One of the most successful Czech retail funds, CREDITAS Nemovitostní I, has recently made a very interesting acquisition. Its portfolio of industrial business parks has now expanded to include Alzheimer Home social care facilities across the Czech Republic. With this acquisition, the fund's portfolio has grown to 16 properties with a total leasable area of 120,000 m².

The transaction includes six specialised social care facilities with a total floor area of over 18,000 m² and a capacity of more than 600 beds. The properties are located across various regions of the Czech Republic and serve as special care homes for people with disabilities. Five of the facilities are leased on a long-term basis to the non-profit organisation Alzheimer Home z.ú., part of the Penta Group, while the premises in Zlosyň are leased to Alzheimercentrum Zlosyň z.ú. This arrangement ensures a stable operational framework and continuity.

"With the completion of this major transaction, we have decided to expand the fund's portfolio to include a new real estate segment. The motivation behind this move is not only risk diversification but also the growth potential of real estate in long-term accommodation and social services. This sector demonstrates stable demand driven by demographic trends and resilience to economic fluctuations. The acquisition includes the extensive Alzheimercentrum Zlosyň complex, featuring a main four-storey building and adjacent structures, as well as two centres in South Bohemia – Loucký Mlýn near Vodňany and a four-storey facility in Písek. It also comprises a modern six-storey building in Pardubice, a facility in Ostrava on Syllabova Street, and the Filipov castle complex near Čáslav.

According to independent rankings, the CREDITAS Nemovitostní I retail fund is among the most successful Czech funds. Its parameters are tailored to beginner investors, offering the opportunity to make a one-off investment starting from CZK 5,000, with regular investments starting from as little as CZK 500. In addition, the fund charges no entry or exit fees.
